Outline planning application (with all matters reserved except access) for the phased erection of up to 550 residential dwellings including affordable housing and plots of self-build/custom build homes (Class C3); a community hub building and other community facilities (Class E); green and blue infrastructure; a primary vehicular access from Darkes Lane; a pedestrian and cycle access (and also serving as an emergency access) from Darkes Lane; pedestrian accesses via the Hertfordshire Way; service and utility structures including substations and demolition of the existing club house building and two dwellings.
