The proposed development comprises the construction of a single-storey detached garage/workshop with an associated open-sided carport, within the domestic curtilage of the dwellinghouse. The garage/workshop has external dimensions of approximately 16.0 metres by 8.0 metres, with a dual-pitched roof. When measured from the highest adjacent ground level at the rear of the site, the maximum eaves height is 2.5 metres and the maximum ridge height is 4.0 metres. The associated carport provides approximately 30 m? of additional covered area and is open-sided. The precise siting, dimensions, boundary distances, and height datum are shown on the submitted plans. The proposed building will be positioned approximately 2.1 metres from the nearest site boundary, as shown on the submitted drawings. No new vehicular or pedestrian access is proposed, and there will be no alteration to the existing access arrangements serving the dwellinghouse. No new street or roadway is proposed. Any associated hardstanding will be incidental and ancillary to the use of the garage, forming part of the domestic curtilage. No changes to site levels are proposed other than minor, localised works necessary for the formation of the building footprint. No new means of enclosure (such as walls, fences, or gates) are proposed as part of the development. Surface water from the proposed building will be managed using standard domestic drainage arrangements, with rainwater goods discharging to existing drainage infrastructure or soakaway within the curtilage. No alterations to foul drainage are proposed. The development does not involve any works beyond those described above and does not include the creation of a separate planning unit or any use other than purposes incidental to the enjoyment of the dwellinghouse.
