Proposal

The proposal consists of a dormer loft conversion to the existing dwelling, involving the following building operations: * **Roof alterations:** Removal of a section of the existing rear roof slope and construction of a flat-roof dormer extension. The dormer will be formed using timber framing, insulated and clad externally in materials to match or complement the existing roof (e.g. tiles/hanging tiles or render), with a flat roof finish in felt or membrane. * **Structural works:** Installation of new structural floor joists within the loft space, including steel beams where required to support the new floor and dormer structure, in accordance with structural engineer?s specifications. * **Windows and doors:** Installation of new windows within the dormer elevation, along with rooflights (if applicable) to the front roof slope. All glazing will be double-glazed and match the style of the existing property. * **Internal layout:** Formation of new habitable accommodation within the loft space (e.g. bedroom and/or bathroom), including internal partition walls, plastering, insulation, electrics, plumbing, and finishes. * **Access:** Installation of a new staircase from the existing first floor to provide safe and permanent access to the loft conversion. * **Insulation and ventilation:** Upgrading of roof insulation to meet current Building Regulations, along with provision of adequate ventilation to the roof space. * **Drainage:** Connection of any new bathroom facilities to the existing foul drainage system. * **External appearance:** The dormer will be located on the rear roof slope and designed to be subservient to the main roof, with materials and detailing to match the existing dwelling as closely as possible. No new access roads or significant changes to the external layout of the site are proposed. All works are contained within the curtilage of the existing residential property.
